This project was executed for the open competition announced in August, 2005 by "Sibiryak" construction company — one of the largest builders of Krasnoyarsk.
The town-planning situation
The projected lot is about 2,1 hectares; it is situated in the Central district of Krasnoyarsk near the River Kacha, which forms here a "loop". The historical Judinsky garden is on the opposite coast. The recently well-arranged quay gives the citizens a fine opportunity for foot walks and to be in a direct visual contact with the Guard (Karaul’naya) mountain topped with a symbol of Krasnoyarsk - Chapel of Paraskeva Pjatnitsa, which is printed on 10 ruble bond. Now here is a shabby low housing estate of the beginning of the XX-th century, which doesn’t represent any historical value, and also here are grass roots metal garages.
The concept
To create a high-class residential complex, formed in the historical landscape, transparent for the foot traffics and visual connections; to use rationally and develop a valuable structure of the central part of the city.
Basic principles:
- Transparency and historical landscape. Dot sections don’t overlap the historical views. The volume-spatial decision allows not to break the existing visual connections and even to create the new one.
- Complex service. The ground floors are united in "public stylobate", caring the function of cultural and consumer services, including a system of shops, cafes, offices, entertainment and game institutions, and also premises for daily pastime of preschool age children.
- Roofs-courtyards. Courtyards with platforms for recreation-, and playgrounds are settled down on the roof of the "stylobate". The technical floor besides an engineering function plays a role of a temperature sluice.
- Free lay-out of an inhabited floor. Because of load-bearing frame constructive system, inhabited floors can have any set of apartments. From 1 apartment the area of which is 450 m2 to 8 apartments — 50 m2.
- Independent lay-out of floors. The quantity and a lay-out of apartments on the one floor can not correspond to the next floors. In the top floors it is offered to place duplex apartments, penthouses, or studio apartments.
- Shopping streets. The «public stylobate» is cut by two small streets that almost increase in twice extent of trading facades and foot spaces in the complex and gives additional opportunities to the citizens to do some shopping in the historical centre.
- Underground parking is in red lines of the building. Because of that the maximum capacity possibility reaches — 384 cars that is twice as much than flats in the complex. Access to parking is possible both from the entrance halls, and from shopping streets.
- Sequence of the construction. The complex should be built in 4 phases (stage-by-stage with demolition of shabby habitation).
